Abstract
The article examines the categorical apparatus of hotel rervenue management, in particular the concepts of “yield management” and “revenue management”. It is determined that hotel yield management is an integral part of the revenue management system. The separation of yield management is due to the fact that the sale of rooms is the main source of revenue in the hotel business. But the main reason for this separation is that revenues from the sale of rooms are revenues from a fixed, time-limited resource. In the hotel business yield management balances a supply of perishable room nights against demand by manipulating price and stay time. Such balancing is achieved through the use of specific management methods. The use of various pricing strategies, methods of stimulating demand requires not only a statement of their impact, but also a comprehensive assessment of the degree of influence of variable factors as a result of the application of these management methods on the hotel yield formation. Research of scientific literature on analytical support of hotel yield management showed that consideration of this issue is fragmentary. In order to conduct an analytical assessment of factor influences in the process of hotel yield management, a factor analysis model is proposed, which includes the contribution margin per certain type room sold, the number of rooms sold and their structure. The article analyzes the influence of these factors using the proposed model on a hypothetical example of a hotel with four types of rooms. The use of this approach allows to determine the quantitative impact of the size of the contribution margin from the room, the number of rooms sold and their structure on the total contribution margin of the hotel from the sale of rooms for a certain period of time.
